Strata complexity drives the Sydney premium

Sydney has more strata-titled stock than the other markets we recruit in. A property manager working across the eastern suburbs, inner west or lower north shore is routinely dealing with strata managers, by-laws and building defect issues that add genuine complexity, and employers pay for candidates who handle that without escalation.

The sub-markets are also distinct jobs. Bondi, Randwick and Coogee mean prestige apartment and terrace stock with demanding owners. The inner west mixes older character housing with mid-density blocks. The north shore skews to higher-value, lower-turnover tenancies. Western corridors such as Parramatta and Blacktown carry newer stock, lower rents and portfolios that can run larger before becoming unmanageable.

Licensing and compliance in NSW

NSW roles require a Certificate of Registration or a Class 1 or Class 2 licence depending on seniority, and NCAT experience carries clear weight in interviews. Candidates moving from Queensland should factor licence conversion time into any interstate move, and employers should confirm licensing status early in a process rather than at offer stage.
