The Sydney market for property managers

The premium over Brisbane and the Gold Coast reflects cost of living and, just as much, strata density. A Sydney property manager is dealing with strata managers, by-laws and defect issues as ordinary weekly work rather than as an exception.

Sub-market matters. Prestige eastern suburbs portfolios come with demanding owners and high service expectations; western corridors such as Parramatta and Blacktown carry newer stock, lower rents and larger workable portfolios. Two Sydney roles at the same base can be very different jobs.

What affects a property manager's salary

Portfolio size and quality
The first number every employer asks about, and a blunt one on its own. 200 near-new apartments in one building is a different job to 120 older houses across ten suburbs.
Support structure
Dedicated leasing, maintenance coordination and in-house trust accounting let an agency pay mid-band. An unsupported all-in-one role has to pay at the top of it.
Trust accounting responsibility
End-of-month trust reconciliation is one of the most consistently underpaid skills in the industry relative to its value. Name it explicitly in negotiation.
Tribunal experience
Comfort preparing and presenting matters without escalation removes real risk from a department and is priced accordingly.
Software and systems
Fluency in the agency's trust and portfolio platform — PropertyMe, PropertyTree, Console, Rest — shortens onboarding and strengthens a negotiating position.
Package structure
Car or fuel allowance, phone, letting bonuses, portfolio growth incentives, paid licence renewal and funded training all belong in the comparison, not just the base.

What does a property manager do?

A property manager owns a portfolio end to end: rent and arrears, routine and entry/exit inspections, maintenance coordination, lease renewals, rent reviews, tribunal applications and the owner relationship behind every property.

The way the role is scoped varies more than the title suggests. Some agencies split leasing, maintenance and trust accounting into separate functions; others leave all of it on the portfolio manager's desk. That single structural difference is the most common reason two identically titled roles are paid $15,000 apart.
