The Gold Coast is not one property market. A portfolio based out of Southport or Surfers Paradise is usually unit-heavy, with body corporate liaison, faster tenant turnover and stock that periodically moves in and out of short-stay use. A Robina, Varsity Lakes or Helensvale portfolio leans toward houses and townhouses held by long-term owner-investors, which reads closer to a suburban Brisbane portfolio.
Burleigh Heads and Palm Beach sit between the two, mixing older low-rise units, character houses and newer townhouse stock, and often command a premium for portfolio quality without a large unit count. Ask which corridor a portfolio actually sits in before comparing two Gold Coast salaries.
Travel time is part of the remuneration conversation
Gold Coast portfolios frequently cover a wider geographic spread than the property count suggests, because owners and tenants run from Coolangatta to Coomera. A 150-property portfolio contained within one inland suburb is a different week to the same count spread from Burleigh to Helensvale, and that difference should show up either in the portfolio size or in the base.
Seasonality
Base salaries generally do not move with the season, but enquiry volume and leasing workload spike around holiday periods. Treat that as part of the support and resourcing conversation rather than expecting it to appear as extra pay.
