Property Manager Jobs Gold Coast
Property management on the Gold Coast is unusually varied. One agency may hand you a compact beachside portfolio of owner-occupier-turned-investor units; another will ask you to manage volume across newly built house-and-land estates half an hour inland. The role title is identical; the day is not.
JA Recruitment works with independent agencies, franchise offices and larger corporate groups from Coolangatta to Coomera. We place Property Managers into advertised roles and into portfolios that are never publicly listed.
What Gold Coast portfolios actually look like
High-rise and mixed apartment stock dominates the central strip, which means body corporate liaison, building manager relationships and short-notice access issues form part of the weekly routine. Further west and north, detached housing pushes portfolios toward routine inspections, maintenance coordination with trades and tenancy applications at volume.
Portfolio sizes vary widely. Boutique offices may keep a Property Manager on a smaller door count with high-touch service expectations; larger offices often split the role into leasing, arrears and inspections so the Property Manager holds relationship management only.

Salaries and the employment market
Pay on the Gold Coast is driven less by suburb and more by portfolio size, structure and whether the role is end-to-end. Roles with a car allowance, a support structure or a strong bonus on new managements often present better overall than a slightly higher base with no assistance.
We benchmark every offer against what we are genuinely seeing agreed in the local market rather than published averages, and we will tell you when an offer is out of step.
Why work with a specialist property management recruiter?
Generalist agencies advertise and wait. We already know which Gold Coast offices have stable teams, which principals are hands-on, which rent rolls have been recently acquired and which portfolios are being rebuilt after turnover — the details that decide whether a role works out.
Common questions
- Do I need Queensland real estate certification to work as a Property Manager on the Gold Coast?
- Yes. Queensland requires a real estate registration certificate (or full licence) issued by the Office of Fair Trading to perform property management work. If you are moving interstate, ask us early — the transition is straightforward but should be started before interviews.
- Is short-stay and holiday letting experience useful here?
- It is valuable on the beachfront strip and in Broadbeach and Surfers Paradise, where a meaningful share of stock moves between permanent and holiday letting. It is less relevant in the western and northern corridors.
- Can you help if I am relocating from Sydney or Melbourne?
- Yes. We regularly place interstate candidates and will be candid about what your experience translates to locally, what licensing you need and how portfolio expectations differ.
