Two factors do most of the work in Brisbane: the proportion of the portfolio that is apartment stock requiring body corporate liaison, and the geographic spread of the properties. A property manager covering New Farm, Teneriffe and Newstead towers is doing a materially different job to one covering an established house portfolio through Mitchelton, Chermside or Carindale, even at an identical property count.
The second factor is the support model. Agencies with dedicated leasing, maintenance coordination and in-house trust accounting can carry a larger portfolio per property manager and generally pay mid-band. Agencies where the property manager handles leasing, routines, arrears, trust and tribunal need to pay at the top of the band, or they lose people inside eighteen months.
Licensing and compliance in Queensland
Brisbane roles require a Queensland real estate registration certificate or full licence, and employers price comfort with current Queensland tenancy legislation, trust account reconciliation and QCAT representation more highly than most candidates expect. Those three capabilities are the difference between a role that fills in three weeks and one that stays open for three months.
How Brisbane compares
Brisbane and the Gold Coast sit close together at most levels. Sydney generally runs several thousand dollars higher for a comparable portfolio, largely reflecting cost of living and the volume of strata-titled stock. Regional Queensland typically sits below the Brisbane bands.

- It is common but not universal. A car allowance or fuel card, phone allowance and paid licence renewal are the most frequent inclusions. Always add allowances to both sides before comparing two offers.
