Commercial Property Manager Jobs
Commercial property management is a different profession from residential, despite the shared job title. Leases run for years, tenants are businesses, and the reporting is financial rather than operational.
We recruit commercial property management staff for agencies and asset managers in Brisbane, the Gold Coast and Sydney.
What the role involves
- Lease administration, renewals and rent reviews
- Outgoings budgeting and annual reconciliation
- Tenant liaison, fit-outs and make-good negotiations
- Facilities, contractor and compliance management
- Owner and asset reporting
Moving from residential to commercial
It is a real career change and usually means entering at assistant level while you learn outgoings, lease schedules and reporting. Residential experience helps with tenant relationships and maintenance, but the financial side has to be learned properly.
Where the roles are
Brisbane CBD, North Sydney and the Sydney CBD hold the largest commercial teams, with secondary clusters around Southport, Bundall, Parramatta and major industrial precincts.
Common questions
- Is commercial property management better paid?
- Often, but expectations around financial reporting and technical lease knowledge are higher.
- Do I need a property degree?
- Not usually, though property or business qualifications are more common in commercial than residential.
- Is retail management different again?
- Yes. Retail leases involve turnover rent, trading hours and centre management obligations that office and industrial assets do not.
