Property Management Team Leader Jobs
Team Leader is the first real leadership role in property management. You are responsible for other people's portfolios as well as, usually, a reduced portfolio of your own.
We recruit Team Leaders for departments across Brisbane, the Gold Coast and Sydney — most often in larger offices where the department has outgrown a single point of oversight.
What the role involves
- Day-to-day supervision of a pod or team
- Escalation handling and complaint resolution
- Training, coaching and performance conversations
- Compliance oversight and file auditing
- Reporting on arrears, vacancy and retention
The hardest part of the transition
Most new Team Leaders struggle with delegation rather than technical work. Managing a portfolio rewards doing everything yourself; leading a team requires the opposite, and agencies increasingly screen for evidence you can make that shift.
What to check before accepting
Ask how large the team is, whether you retain a portfolio, whether you have genuine authority over performance issues, and who handles recruitment for the team. Titles without authority are common and rarely satisfying.
Common questions
- Do Team Leaders still manage a portfolio?
- Usually a reduced one, though some larger departments make the role fully non-portfolio.
- What experience is needed?
- Typically several years of portfolio management plus demonstrable mentoring or informal leadership.
- Where does it lead?
- Head of Property Management, department management, or operations roles across multi-office groups.
