Property Management BDM Jobs
A Property Management Business Development Manager grows the rent roll. It is a sales role inside a property management department, and it suits people who enjoy relationships and targets more than compliance and maintenance.
We recruit BDMs for agencies across Brisbane, the Gold Coast and Sydney, from first-time BDMs stepping out of a portfolio to experienced growth specialists.
What the role involves
- Winning new managements from investors, developers and sales referrals
- Appraisals, listing presentations and fee negotiation
- Building relationships with sales agents inside the business
- Retaining and reactivating existing owner relationships
- Tracking growth against targets
Moving from Property Manager to BDM
It is a common transition and a genuine change of job. The technical knowledge helps enormously — you can answer owner questions credibly — but the discipline of prospecting consistently is what determines success.
How BDM roles are paid
Usually a base salary plus commission on new managements, sometimes with a car allowance. The structure varies widely, so understand the target, the commission trigger and whether it is paid on signing or on the first rent payment before comparing offers.
Common questions
- Do I need sales experience to be a BDM?
- Not necessarily. Many strong BDMs come from property management, where credibility with owners is already established.
- Is BDM work commission-only?
- Very rarely in property management. Most roles offer a base salary with commission on top.
- What makes a BDM successful?
- Consistency. The best BDMs prospect on schedule rather than reacting to leads, and they follow up long after others have stopped.
